Staging and Home Preparation
Use a Buyer's Eyes
Pretend you're a buyer seeing the property for the first time and walk through it. You'll probably notice a number of things that need attention, like scuff marks on base boards or smears on windows and door handles. Take note of what you see and get to work on making your real estate investment shine.
Depersonalize It
If your property is a house or condominium, you want buyers to picture themselves living there. Personal mementos such as family photos should be removed and distinctive food, smoke or pet odors should be eliminated.
De-clutter
The more horizontal space you have in your home, the bigger it will look. This is especially true in the kitchen, where appliances take up space on countertops. Pay special attention to areas beneath bathroom and kitchen sinks, and try to clear cupboards and closets to demonstrate that your home has ample storage.
Stretch Out
Rooms can often look over-furnished, especially if you've lived in them a long time and have collected new pieces over the years. Check the traffic flow in your home by imagining prospective buyers moving through it. If you picture them scooting around end tables or squeezing behind dining room chairs, consider putting some of your furnishings in storage.
